The fourth phase of the Southland development, La Montagne, near Wong Chuk Hang MTR station, jointly developed by Kerry Properties (0683), Sino Land (0083), Swire Properties (1972), and MTR Corporation (0066), has entered the completed stage. On January 7, a new price list for 65 units was announced, offering two- and three-bedroom layouts. Prices start at HK$9.504 million, with discounted average prices beginning at HK$19,366 per square foot. The overall discounted average price for this batch is HK$21,845 per square foot.
In July 2023, the first batch of 88 units was launched with starting prices for one-bedroom units at HK$9.667 million and an average discounted price of HK$27,989 per square foot. Compared to the initial launch, the newly released 65 units are priced 22% lower on average.
This new batch includes 65 units, with 49 two-bedroom and 16 three-bedroom apartments, ranging in size from 486 to 661 square feet of usable area. Prices start at HK$12.246 million, or HK$24,953 per square foot. After applying the maximum 22% discount, the entry price is reduced to HK$9.552 million, with a discounted price per square foot starting at HK$19,462.
The cheapest unit is located in Block 2B, 6th Floor, Unit E, with a usable area of 488 square feet and a two-bedroom layout. Its discounted price starts at HK$9.552 million, equivalent to HK$19,462 per square foot.
