The latest buzz in the new home market centers around the Cullinan Sky in Kai Tak.
The first batch of 182 units was launched yesterday at an average discounted price of about HK$19,600 per square foot, which brings prices back to 2017 levels around the Kai Tak area.
This is comparable to the average price of HK$19,642 per square foot at Vibe Centro, and about 6.8% lower than prices at Henley Park, which was launched last year.
Discounted unit prices range from HK$4.765 million to HK$17.638 million, with discounted prices per square foot ranging from HK$17,015 to HK$24,042.
Sun Hung Kai’s deputy managing director, Victor Lui Ting, said that prices for future phases are still being calculated, but hinted that multiple rounds of rate cuts are expected, each of which would likely boost the property market.
This suggests that there may be room for future price hikes, positioning the project as a strong option for long-term investment.
