Hang Lung Properties has updated the price list for its Kowloon Bay project, The Aperture, raising prices for 10 units by 1% to 5%. These 10 two-bedroom units will go on sale this Friday, along with four additional units available for tender, while the remaining units will be offered at their original prices.
According to the developer, the project has received strong market interest since the price updates at the end of last month. In response to this demand, the developer has released an updated price list and will offer a new round of sales, including units for tender.
The 10 units with revised prices are all two-bedroom apartments, ranging in size from 494 to 511 square feet. The price increases range from 1% to 5%, with the new prices set between HK$11.47M and HK$12.99M. After discounts, the prices range from HK$8.96M to HK$10.15M, with price per square foot between HK$17,538 and HK$19,974. Additionally, four three-bedroom units will be offered for tender.
At the end of September, The Aperture offered significant price cuts and additional discounts. At that time, prices for 15 units were reduced by 0.9% to 12.6%, with new discounts introduced, bringing the maximum discount to 13.5%, along with a 6% cash rebate for early payment and a rebate for stamp duty. After these discounts, the current prices reflect an increase from the previous lows.
