Sun Hung Kai Properties has confirmed that this Saturday (October 26), it will release another 121 units from its new development Cullinan Sky, located near the Kai Tak MTR station. The discounted average price per square foot is HK$23,833, with prices starting at HK$6.076 million.
The units range from one- to three-bedroom layouts, with saleable areas between 295 to 672 square feet. After applying the maximum discount, the prices range from HK$6.076 million to HK$19.2237 million, with price per square foot between HK$20,323 and HK$28,607. On the day of sale, only one buyer group is allowed per time slot, and each group can purchase one to two units.
According to the developer, in addition to the new price list, 23 units from previous price lists (No. 1 to No. 3) have also been adjusted. Among these, six units remain at their original prices, three units have seen a 2-4% price increase, while the prices for remaining 14 units have been raised by 7-10%.
Additionally, the results of 12 tendered units were announced on Tuesday. The selling prices of these units range from HK$23.571 million to HK$79.523 million, with price per square foot from HK$26,259 to HK$39,901. The highest transaction was for Unit A on the 41st floor of Block 3 (Peak Tower), with a saleable area of 1,993 square feet, sold for HK$79.523 million, equating to HK$39,001 per square foot.
So far, 65 units have been sold through tender, with 37 units from Peak Tower alone, at an average price of over HK$50 million.
The plot where the development is located (Lot 1F, Site 1) was acquired by Sun Hung Kai in 2018 for over HK$25.1 billion, setting a record as the most expensive government land sale in Hong Kong's history at the time. To this day, it remains the most expensive residential land sale, with a land price of HK$17,776 per square foot.
