SHKP's Cullinan Sky Releases 107 Units From $4.786 Million

On October 8th, Sun Hung Kai Properties announced the release of its fourth price list for Phases 2 and 3 of the Cullinan Sky project in Kai Tak, offering 107 units with a starting price of HK$4.786 million. The average discounted price per square foot is HK$22,223. Additionally, 238 more units will be available in a second round of sales on Saturday, with registration for this round closing on Thursday.

The newly released fourth price list includes 107 units with layouts ranging from studios to two-bedroom apartments. Specifically, there are 32 studio flats, 40 one-bedroom units, and 35 two-bedroom units, with saleable areas ranging from 236 to 559 square feet. The discounted prices range from HK$4.786 million to HK$12.5619 million, with the discounted price per square foot between HK$18,945 and HK$26,784.

The entry-level unit is located in Block 6, on the 5th floor (Unit B6), with a saleable area of 236 square feet. It is a studio layout with a discounted price of HK$4.7858 million, translating to HK$20,279 per square foot.

In the second round of sales on Saturday, 238 units will be available, with saleable areas ranging from 236 to 655 square feet. The discounted prices range from HK$4.7858 million to HK$14.1204 million, and the price per square foot spans from HK$18,188 to HK$26,784. It’s worth noting that for this round, units from Price Lists 1 to 4 are included, and the remaining units from Price Lists 1 and 2 will see a price increase of 3% to 4%.

The sales will officially begin on Saturday at 9 AM. There are two groups during the sale: Group A and Group B.

Group A1 buyers are required to purchase 6 to 8 units from designated units; Group A2 buyers must purchase a minimum of 3 units; Group B buyers can purchase 1 to 2 units.

In addition to the price list release, 10 units were sold via tender, located in the top floors of Block 3 and 5, above the sky garden. The transaction prices ranged from HK$27.66 million to HK$91.03 million, with prices per square foot ranging from HK$25,283 to HK$45,722.

The most expensive unit was located in Block 3, 47th floor, Unit B, with a saleable area of 1,991 square feet. It was sold for HK$91.033 million, or HK$45,722 per square foot.
